Country lots near Saltillo: Arteaga, Parras and Paredón

Near Saltillo there are country lots — "lotes campestres" in Spanish, larger, low-density lots outside the urban footprint — in three distinct areas: Arteaga, in the mountains south of the city, between 1,300 and 3,700 meters in elevation; Parras de la Fuente, about 150 km away, per OpenStreetMap; and Paredón, a town in the municipality of Ramos Arizpe, about 81 km away via the MEX 57 federal highway. What is Arteaga like?

Arteaga sits south of Saltillo, in the mountains, at an elevation ranging from 1,300 to 3,700 meters above sea level, per INEGI's Geographic Information Compendium (2010). The predominant climate is temperate sub-humid, with temperatures of 8 to 20°C and 300 to 700 mm of annual rainfall, same source. Per the 2020 Census, cited by Coahuila's State Development Plan, the municipality has 29,578 residents.

Part of the Sierra de Zapalinamé State Natural Reserve, decreed a protected natural area in 1996 and recategorized as a State Natural Reserve in 2017, lies within Arteaga; together with the Saltillo portion, it covers just over 50,000 hectares and supplies most of the water for Saltillo, Ramos Arizpe and Arteaga, per its own decree. Arteaga is also the state's apple-growing region: it produced 38,802.6 tonnes of apples in the 2024 agricultural closing report, 99.9% of Coahuila's output, according to the Agri-Food and Fisheries Information Service (SIAP).

Unlike Saltillo, whose elevation ranges from 400 to 2,000 meters per INEGI's Geographic Information Compendium for Saltillo, Arteaga's territory sits entirely on mountain terrain, without the lower-elevation strip that Saltillo's own municipal seat has.

What is Parras de la Fuente like?

Parras de la Fuente is about 150 km from Saltillo, roughly a two-hour drive per OpenStreetMap, and is recognized as a Pueblo Mágico. Its elevation ranges from 1,000 to 2,900 meters, with a predominantly very dry, semi-warm climate. Per the National Meteorological Service's 1991-2020 climate normals for the Parras station, the average annual temperature is 20.1°C and annual rainfall is 322.5 mm.

Parras is also home to Casa Madero, described on its official site as the oldest winery in the Americas, producing wine since 1597. This is the municipality where Grupo Server's Bosquett development is located.

The municipality of Parras covers 10,620.6 km² with a density of just 4.2 residents per km², per INEGI's Coahuila de Zaragoza Sociodemographic Overview 2020; its town center holds 34,798 of the municipality's 44,472 residents, same source.

What is Paredón like?

Paredón is not its own municipality: it is a town within the municipality of Ramos Arizpe, at 775 meters above sea level, with 1,003 residents, per INEGI's ITER from the 2020 Population and Housing Census. It sits about 81 km from Saltillo via the MEX 57 federal highway, and about 73 km from the Ramos Arizpe town center, both distances per OpenStreetMap.

Ramos Arizpe, the municipality Paredón belongs to, has 122,243 residents per the same census, and is part of the Saltillo metropolitan area; it sits about 17 km from the city of Saltillo. The municipal seat, distinct from Paredón, has 114,010 residents and sits at 1,393 meters, per the same ITER data. This is where Grupo Server's Ex Hacienda Amargos development is located.

Why does this region concentrate so many country developments?

The 2023-2029 State Development Plan of Coahuila, 2025 Update, groups Arteaga, General Cepeda, Parras, Ramos Arizpe and Saltillo into what it calls the Southeast Region of Coahuila, oriented toward the automotive, construction and energy industries. This is the same region where this article's three destinations sit: Arteaga to the south, Ramos Arizpe and Paredón to the north, and Parras further west.

Being within this region means, in practice, relative proximity to the highway network and to the services of the Saltillo metropolitan area, even as each destination keeps a rural or mountain setting distinct from the city.
