# What actually drives land appreciation?

In the Coahuila desert, CONAGUA concluded that the Paredón aquifer has no volume available for new water concessions (CONAGUA, 2024) \[2\].

## What paperwork should you check before buying?

A recorded public deed and a certificate of existence or non-existence of encumbrances make a parcel worth more than an identical one with questionable paperwork, because your next buyer will demand the same thing you should. What's verifiable here is documentary: registry history at the Instituto Registral y Catastral del Estado (Coahuila's land registry) and, if the land was once ejido land, proof that the RAN deregistered it \[1\]. Nobody else checks these for you — that's a notary's job; request it before signing anything.
